Qualifications and Notes 1 - Bid based on owner providing capital improvement certificate. 2 • Bid based on non union labor 3 - Asbestos, lead, mold or other hazardous material removal not included. 4 - No associated air monitoring or testing costs included. 5 - No building department filing fees included. 6 • Owner is responsible for providing utility service to space. 7 • Temporary heat not included 8 - Alarm systems not included. 9 • Audio /Video systems not included. 10 - Control and low voltage wiring not included. 11 • Window treatments to be provided by others. 12 • All extra work and change orders are subject to cost plus 15%. 13 - Owner supplied subs are subject fo a coordination fee. Percentage to be determined. 14 - This project will be left in clean condition. Detailed hand cleaning by others. 15 -Any repairs to existing conditions other than that described in the scope provided not included. 16 - Hoisting of all material and removal of debris will be done by use of existing elevator. 17 • Close out documents.
